What is the difference between a 4 point & Full home inspection

So what’s the difference between a 4 point inspection and a full home inspection?

A 4 point looks at 4 specific areas of your home. Your electrical system, your plumbing systems, your roof and your HVAC system. This usually used to meet a lender requested inspection.

A full inspection is exactly that: an inspection of the entire home. Items examined include:

  • exterior,
  • interior,
  • appliances,
  • structural integrity,
  • garage,
  • plumbing,
  • HVAC,
  • electrical system,
  • roof coverings,
  • site conditions,
  • outlets,
  • plumbing fixtures,
  • moisture intrusion or plumbing leaks,
  • operation of toilets and sinks,
  • grading of the site (which can affect drainage),
  • operation of doors and windows,
  • problems with the exterior cladding (siding),
  • rotted fascia,
  • and more.

It is important to understand the difference between the two types of inspection?

There are additional inspections such as a WDO which is for any type of Wood Destroying Organism from mild to termites or a wind mitigation which specifically looks at your roof. Wind Mitigation which looks at the specific construction of your roof. Septic and well inspections and more.

Depending on your situation depends on the type of inspections you may require. It is important when purchasing a new home to understand the benefits of the various inspections. For example a wind mitigation may in fact reduce your home owners policy costs.

Many times when purchasing a new home construction home buyer's are under the impression that the final walk-through of the home is the inspection. Remember, the more detailed your review of the newly-constructed facility, the greater the chance that you can find problems which the builder can fix before you move in. The process in a new home is the city inspectors complete a certificatae of occupancy inspection and sign off on the home. Remember, the city inspectors are not looking at cosmetics and are only stating the home is built to code. The builder then is ready for you to do a "walk through". This is the point where you meet with the builder and "walk" the home noting anything that is visible to the buyer to 'make move in ready'.

When doing the walk thru with the builder, you can feel a mixture of emotions. Nervousness, excitement, frustration if something isn’t perfect and more. 

  • When turning the thermostat at least five degrees under room temperature, does the ac run and shut off? Does the air flowing out match the temperature on the thermostat?
  • Does every electrical outlet work properly and is it grounded properly?
  • After five minutes of continuous running, are there any leaks in the plumbing or faucet drips?
  • Do all the appliances operate properly?
  • Are there any leaks around windows or doors?
  • Are Attic ventilation systems working properly?

Every home is different, but many houses have the same potential issues – even new homes! Having an inspection, can save you time and money!
