Customizing your New Construction Home

East Pasco Living agent Randy Doell reviews some points of consideration in the new constructed home buying process and customization.


Understanding your customization options. There are usually three options when buying a new construction home. 1. You can buy on spec which means the home is completed. 2. You can buy a semi-custom home which is mostly completed by has customizable amenities. 3. You can opt for the fully custom route, where you have a say in everything from the ground up.


So that you don’t experience “sticker shock from unforeseen expenses” make sure to ask the builder what comes standard with the new purchase and what will cost extra for upgrades or customized features.


Once you go over the options and get a verbalized list of what you are wanting, make sure you also get it in writing. A model home with the works is sure to catch your fancy, but you can be jolted back a step or two when you discover that your budget did not include hardwood floors, granite countertops or extra high ceilings that you thought came with the home. Remember, model homes have all the upgrades and great features. A clear understanding at the start will elevate any confusion and conceptions of what is and isn’t included in the price.
